Built as the new Baltimore headquarters for New York-based financial services giant, Morgan Stanley, this state-of-the-art operations facility is one of only two office buildings in Baltimore to have the core and shell pre-certified LEED Silver by the US Green Building Council. The building includes a number of innovative features including raised access flooring with an under-floor air delivery (UFAD) system to offer maximum flexibility and comfort, low-flow faucets and fixtures reducing water usage by 42%, state-of-the-art building HVAC system reducing energy use by 21.8% and extremely efficient 35,000 square foot, column free floor plates that offer potential tenants the ultimate flexibility in space utilization and planning.
